The North Atlanta real estate market never fails to offer something interesting! From spectacular luxury homes in Alpharetta to timeless architecture and potential investment opportunities in Roswell, this week's featured properties showcase the variety of homes available throughout our communities.
Each week, I carefully select four properties that stand out in their respective categories: Most Expensive, My Favorite, Most Desirable, and Low Price Deal.
These aren't necessarily the newest listings or the homes with the most impressive photographs. My selections reflect what catches my attention as a local real estate advisor who understands the neighborhoods, architecture, property values, and long-term potential of homes throughout North Atlanta.
This week, we're exploring a nearly $5 million luxury residence in downtown Alpharetta, a historically inspired Colonial estate in Litchfield Hundred, a stunning Brookfield Country Club home, and a Roswell property in an area I believe offers significant appreciation potential.
Let's take a closer look at what makes each one special!
Listed at $4,950,000
If you're searching for luxury homes for sale in Alpharetta, this extraordinary new construction residence by Elan Luxury Homes is worth exploring.
Located just a short walk from downtown Alpharetta's restaurants, boutiques, and entertainment, 295 Karen Drive offers a combination of upscale design, privacy, and convenience.
From its stacked stone accents and arched Pella windows to the beautiful metal entry door and gas lanterns, this home makes an impressive first impression.
Inside, the thoughtful architectural details continue with soaring 12-foot ceilings, wood beams, hardwood floors, and beautifully curated designer finishes.
The gourmet kitchen is an entertainer's dream, featuring an oversized island, custom cabinetry, quartz countertops, dual dishwashers, a coffee bar, and a spacious scullery.
Sliding glass doors open to a nearly 500-square-foot covered patio with an outdoor fireplace, while the heated swimming pool and guesthouse create an inviting private retreat.
Additional highlights include:
At $4,950,000, this property earns its place as this week's Most Expensive listing!
This home represents the upper end of the North Atlanta luxury real estate market, combining impressive architecture, sophisticated finishes, and a location that puts the best of downtown Alpharetta within walking distance.
For buyers seeking a luxury lifestyle without sacrificing proximity to restaurants, shopping, and entertainment, this property certainly delivers.

There is something special about a home that has architectural character and a story behind its design.
Located on just over two private, wooded acres in the desirable Litchfield Hundred neighborhood of Roswell, 420 Fawn Glen Drive is a beautiful example of timeless Colonial architecture.
The home was inspired by the historic George Wythe House in Colonial Williamsburg, Virginia, an 18th-century residence associated with George Wythe, a signer of the Declaration of Independence and mentor to Thomas Jefferson.
That historical inspiration is evident in the home's symmetrical brick exterior, dormered roofline, traditional entry, and elegant circular driveway.
Inside, you'll discover craftsmanship and architectural details that are increasingly difficult to find in newer construction.
Wide-plank heart pine floors, beautiful millwork, built-in bookcases, and six fireplaces create a sense of warmth and history throughout the home.
The spacious floor plan offers formal living and dining rooms, a fireside keeping room, sunroom, multiple bedroom suites, and flexible living areas across several levels.
Outside, a 64-foot flagstone patio overlooks the private wooded grounds, creating a wonderful setting for outdoor entertaining.
The home also benefits from numerous recent improvements, including more than $28,000 in HVAC upgrades, fresh paint, new carpeting, updated lighting, and professional roof maintenance.
I absolutely love that this home was inspired by the historic George Wythe House!
As someone who appreciates traditional architecture and homes with character, I find this property especially appealing.
The historic design gives it a sense of permanence and distinction that you simply don't see every day.
But what makes it even more attractive is the combination of privacy and updates galore!
With more than two wooded acres, the home offers a peaceful retreat while still being part of the established Litchfield Hundred community, known for its spacious homesites and neighborhood amenities.
The recent improvements are another significant advantage. Buyers can enjoy the character of an older home while benefiting from important updates that have already been completed.
For anyone looking for a distinctive luxury home in Roswell, this property offers an appealing balance of history, privacy, and modern convenience.

If you're familiar with Roswell real estate, you know that Brookfield is one of the area's most recognizable and established residential communities.
And this particular home has always caught my attention!
Located at 1000 Brooksglen Drive, this beautiful six-bedroom, five-bathroom all-brick residence offers traditional architecture, extensive updates, and an incredible amount of living and entertaining space.
From the moment you approach the property, the elegant exterior and circular driveway create a wonderful first impression.
Inside, a soaring two-story foyer, sweeping staircase, and hardwood floors establish the home's classic style.
The main level includes a formal dining room, private study, spacious family room, chef's kitchen, sunroom, and primary suite with dual walk-in closets and a beautifully appointed bathroom.
Upstairs, four additional bedrooms provide generous accommodations.
Recent improvements include a new roof, new driveway, all-new windows, and a Tesla charging station.
The backyard is equally impressive, featuring a private swimming pool, expansive deck, and beautifully landscaped outdoor spaces.
And then there's the terrace level!
This finished space includes a family room, recreation areas, fitness room, additional bedroom, and an unforgettable 1950s-inspired diner complete with its own kitchen.
Residents also have the option to purchase a separate membership at Brookfield Country Club, which offers golf, tennis, pickleball, swimming, fitness facilities, and dining.
This has always been one of my favorite homes in Brookfield Country Club because of its incredible curb appeal!
I love a beautiful traditional brick home, and this one has one of those exteriors that immediately catches your eye.
And that circular driveway? ❤️ I absolutely love it!
But this home offers so much more than a beautiful first impression.
It truly has it all: a great yard, private pool, finished terrace level, and so many updates!
The floor plan provides flexibility for everyday living, entertaining, and accommodating guests, while the extensive improvements make the property especially attractive to buyers who want a more move-in-ready experience.
I also love the outdoor living spaces. A private pool and beautiful yard add another dimension to the lifestyle this property offers.
For buyers looking at luxury homes in Roswell, particularly in the Brookfield community, this property checks so many boxes.
That combination of location, traditional design, amenities, and thoughtful updates is exactly why it earned my Most Desirable selection this week.

Sometimes the most interesting real estate opportunities aren't the homes that look perfect on day one.
They're the properties where you can see what they could become.
That's exactly what caught my attention about 245 Waverly Hall Drive.
Located in an established Roswell neighborhood, this property offers an opportunity for buyers who appreciate space, location, and the potential to add value through improvements.
The home features a spacious main-level primary suite, additional upstairs bedrooms, a bright kitchen and dining area, and a finished basement with flexible recreational space.
The backyard offers a private swimming pool, patio, and outdoor kitchen, providing an excellent foundation for future entertaining.
Distinctive architectural details, including vaulted ceilings, exposed beams, and abundant natural light, give the home character.
Offered as-is at $699,000, this property may appeal to buyers who want to personalize a home or investors interested in evaluating its renovation potential.
This is one of the Roswell neighborhoods I continue to watch for value and appreciation potential!
In my opinion, this pocket of Roswell has not yet experienced the same level of price appreciation as some of the city's other established neighborhoods.
And I believe that creates an interesting opportunity.
As Roswell continues to attract buyers who appreciate its location, amenities, and lifestyle, I see the potential for neighborhoods like this one to gain additional attention.
My advice? Take a closer look before prices potentially catch up with surrounding areas!
I can absolutely see the vision for this property once the right updates are completed.
The pool, outdoor kitchen, finished basement, and flexible floor plan provide a strong starting point for a renovation.
At $699,000, the asking price is also getting close to a range where I would want to explore the numbers from an investment perspective.
Depending on renovation costs, comparable sales, and the property's after-repair value, there may be an opportunity for an investor to create a worthwhile margin.
Of course, the numbers have to make sense, and appreciation is never guaranteed. But this is precisely the kind of property I enjoy evaluating because I can see what it might become with the right vision and improvements.
Sometimes the best opportunities are found in neighborhoods that haven't yet received the attention they deserve.
These homes are listed by Andrea Cueny with Armont Real Estate, Bonnie Smith with Atlanta Fine Homes Sotheby's International, Donna Kercher Burns with Berkshire Hathaway HomeServices Georgia Properties, and Nikhil Sharma with TOP Brokerage, LLC.
This week's selections highlight something I love about working in the North Atlanta real estate market: there are opportunities for buyers with very different priorities.
Some buyers want the convenience and finishes of luxury new construction near downtown Alpharetta.
Others are drawn to historic architecture, privacy, and established neighborhoods like Litchfield Hundred.
For buyers seeking a move-in-ready luxury home with exceptional amenities, Brookfield offers a compelling lifestyle.
And for those who enjoy renovating or identifying potential value, certain Roswell neighborhoods may deserve a closer look.
The key is understanding not only what a property offers today, but how its location, condition, and characteristics may influence its value over time.
That's where local market knowledge makes a difference.
Whether you are exploring Roswell, Alpharetta, Milton, Canton, Woodstock, or the surrounding communities, I would love to help you navigate your next move with confidence.
