Every week, I look through the latest homes for sale across North Atlanta and choose a few properties that stand out to me.
Sometimes it is the location. Sometimes it is the value. Sometimes a home offers a floor plan, neighborhood, or lifestyle that I think buyers should pay attention to.
My categories are Most Expensive, My Favorite, Most Desirable, and Low Price Deal, but what I really enjoy is explaining why a particular home earns its spot.
This week, three of my four selections are homes for sale in Roswell, GA, while my Low Price Deal takes us a little farther north to Ball Ground in Cherokee County.
Here are my North Atlanta real estate picks this week—and why I chose each one.
Price: $3,250,000
This week's Most Expensive home is 205 Thomas Circle in Historic Roswell, and there is a lot more to this property than its $3.25 million price tag.
One of the first things that caught my attention is that the home feels almost like new construction. It is a custom Lehigh Homes property with beautiful finishes and a layout that is very different from what you typically find in Historic Roswell.
But my favorite part may be the way the home is designed around the outdoor living space.
The PebbleTec saltwater pool and spa are flanked by the main house and guest house, helping create an incredibly private backyard escape. Rather than feeling like a pool simply added behind a house, the outdoor space feels integrated into the overall design of the property.
There are multiple places to gather outside, including a covered porch and terraced stone fireplace, while large iron-and-glass sliding doors help connect the interior living areas with the backyard.
Inside, you will find beautiful details such as 7-inch site-finished white oak floors, rough-hewn ceiling beams, a limestone fireplace, and a custom kitchen with Keystone Millworks cabinetry, a Thassos marble island, hidden coffee center, and striking Provence Blue La Cornue range.
Another feature I particularly like is the guest apartment above the detached garage. Having separate accommodations creates tremendous flexibility for visiting family, older children, extended stays, or simply giving guests a little more privacy.
And then there is the location.
For me, the combination is what makes this home special.
It feels almost like new construction, has an unusually private pool and courtyard-style backyard configuration, offers separate guest accommodations, and is walkable to Canton Street in Historic Roswell.
That last piece is significant.
You can have a luxury custom home with a pool and private outdoor space while still being able to walk or take a golf cart to restaurants, shopping, concerts, community events, and everything that makes Canton Street such a special part of living in Roswell.
That is a difficult combination to duplicate—and why this home stood out to me this week.
Price: $875,000
This week's My Favorite selection is 940 Lake Charles Drive, a five-bedroom custom home located approximately one mile from Historic Canton Street.
There is a personal reason this one caught my attention.
The home sits near the end of Lake Charles Drive and Pine Grove Road as part of a small enclave of just three homes. Although it is a very small collection of properties, the way the homes are situated creates a wonderful little neighborhood feel.
I recently represented a buyer who purchased another home in this enclave, so I have had the opportunity to become familiar with this particular pocket of Roswell.
That home sold for approximately $1.35 million, which makes the positioning of 940 Lake Charles especially interesting to me when considering the size, updates, amenities, and overall offering of this property.
And I love a good value.
The home itself offers five bedrooms and four-and-a-half bathrooms with an open, light-filled floor plan. The main level includes hardwood floors, a large dining room, private office with built-ins, family room with a stacked-stone fireplace, and a spacious kitchen designed for entertaining.
Upstairs is the primary suite and additional bedrooms, while the finished third floor provides even more flexibility for a media room, gym, playroom, second family room, or guest space.
The fenced and professionally landscaped backyard is another highlight, with a stone patio, built-in gas grill, fire pit, outdoor speakers, and custom lighting.
There is also no HOA.
I chose this one because I know this little enclave, and I really like the neighborhood feel it creates.
Having recently represented a buyer in another home here also gives me additional perspective on the value of this particular property.
At $875,000, you are getting a substantial custom home with five bedrooms, multiple flexible living spaces, a beautifully designed backyard, no HOA, and a location only about a mile from Historic Canton Street.
For buyers looking for a luxury Roswell home with a more intimate setting, I think this one deserves attention.
And yes—I really do love finding a good value.
Price: $875,000
Sometimes the market proves your point for you.
I selected 450 Hembree Grove Overlook as my Most Desirable home this week because I thought it checked a lot of boxes for North Atlanta buyers.
And between the time we received the listings and the time we prepared this week's feature, the home went under contract.
I'd say that is pretty good confirmation that it really was the Most Desirable pick of the week!
This home is located in a great swim and tennis neighborhood and offers an impressive amount of living space for its price point.
The main level has hardwood floors, a dedicated office, separate dining room, family room with fireplace, and a bedroom with an updated full bathroom.
Upstairs, there is a spacious primary suite, secondary bedrooms, and additional flexible space. The finished basement adds even more usable square footage with entertainment space, a workout room, full bathroom, built-in cabinetry, and storage.
The home is also relatively updated, which means buyers get the benefit of an established neighborhood without necessarily feeling like they are taking on an immediate major renovation project.
Outside, the back porch, TREX deck, patio, and flat fenced backyard give the home plenty of space for entertaining and everyday family life.
This is one of those properties where price, size, condition, neighborhood, and location all come together.
At $875,000, I thought it offered a nice price point for the amount of house you get.
It is in an established swim and tennis neighborhood, is relatively updated, offers a finished basement and great backyard, and is convenient to several of North Atlanta's most popular communities.
You are just minutes from Crabapple, Alpharetta, and Roswell, and the location also provides a relatively easy commute to GA-400.
The home is also zoned for Milton High School, which may be an important consideration for some buyers.
And if there were any doubts about its desirability, the market answered them quickly: it is already under contract.
That is exactly why it earned this week's Most Desirable designation.
Price: $449,900
My Low Price Deal this week takes us north to 1525 Sperin Road in Ball Ground, located in Cherokee County.
At $449,900, this is the lowest-priced home among my selections, but I didn't choose it simply because it has the lowest price.
One of the things I look for at a lower price point is whether a home can continue working for a buyer as life changes.
This property has three bedrooms and two full bathrooms, which I think gives it greater longevity than a smaller home with fewer bedrooms or only one bath.
Maybe you need a home office today. Maybe you need another bedroom later. Perhaps your household grows, you begin working from home, or you simply want dedicated guest space.
Having three bedrooms and two bathrooms gives buyers options and may mean they don't feel the need to move again as quickly when their space requirements change.
And then there is the setting.
The home sits on approximately 2.73 private acres with no HOA or restrictions. It also includes a fenced backyard, attached two-car garage, additional carport, half unfinished basement, and an impressive 36' x 40' detached shop.
That shop could be particularly appealing for someone who needs significant storage, enjoys working on cars, has a hobby requiring dedicated space, or needs somewhere for boats, equipment, or recreational vehicles.
The property also has a whole-home Generac generator and a newer HVAC system.
Beyond the practical features, I just really like the look of this house.
It has a cute cottage-style appearance with a covered rocking-chair front porch that gives it personality and charm.
At $449,900, you are getting three bedrooms, two bathrooms, nearly three acres, a large detached shop, multiple parking and storage options, and no HOA.
I particularly like that the bedroom and bathroom count gives the property some longevity. A buyer has room for life to change without automatically outgrowing the home.
For someone who wants a little more land, privacy, character, and flexibility while staying at a lower price point, I think this is a fun property to consider.

Buyers can prioritize walkability and luxury in Historic Roswell, flexible family living near Downtown Roswell, school zoning and neighborhood amenities, or privacy and acreage farther north.
There isn't one definition of the “best” home.
The right property depends on the life you want to live, the location that works for you, and the features that matter most to your family.
