Listings of the Week: Milton, Roswell & Woodstock Homes That Caught My Eye

Every week, I look through the newest listings across North Atlanta and choose four properties that stand out to me: Most Expensive, My Favorite, Most Desirable, and my Low Price Deal.

I’m not simply choosing homes based on price or listing photos. I look at location, lot, construction quality, updates, lifestyle, potential, and the features I know buyers are looking for in today’s market.

This week takes us from luxury new construction in Milton to two very different opportunities in Roswell and a Woodstock property that definitely requires a little imagination!

Most Expensive: 240 Heatherton Way, Milton, GA 30009

List Price: $3,495,000

This new construction pre-sale opportunity in Milton’s Heatherton neighborhood combines the finishes luxury buyers are looking for with a floor plan designed for everyday living and entertaining.

The home is planned with a four-car garage, private pool, professionally landscaped backyard, and covered porch, creating an impressive outdoor living space.

Inside, the great room features soaring ceilings and expansive slider doors that help connect the interior to the backyard. The chef’s kitchen includes Sub-Zero and Thermador appliances, quartzite countertops, and a separate scullery for additional prep and storage.

The main-level primary suite features custom closets and a spa-inspired bathroom, while the additional bedrooms upstairs are all en suite. A media room and flexible main-level office/guest suite add even more functionality.

Why I Chose It

New construction with luxury finishes—and I love that backyard!

The covered back porch overlooking the private pool immediately caught my attention. It creates the kind of indoor-outdoor entertaining space that works so well in North Atlanta.

And then there’s the four-car garage! Between the luxury finishes, new construction, pool, outdoor living, and garage space, this home checks a lot of boxes for today’s Milton luxury buyer.

My Favorite: 330 Waverly Hall Drive, Roswell, GA 30075

List Price: $925,000

This one has so many of the qualities I love about established Roswell homes: nearly an acre, four-sided brick construction, mature surroundings, plenty of space, and no HOA.

The home has been beautifully renovated while retaining real hardwood floors throughout much of the property. The main level includes a bedroom and full bath, formal dining room, spacious great room, updated kitchen, breakfast room, and an unusually large walk-in pantry.

Out back, a screened porch and grilling deck overlook a huge, relatively flat backyard with room for a future pool.

The finished terrace level adds another bedroom, full bath, living space, wine cellar, and exterior access, giving future owners plenty of flexibility.

And garage lovers, take note: in addition to the attached garage, there is a detached two-car garage that could be used for additional vehicles, storage, hobbies, or a workshop.

Why I Chose It

I love this neighborhood on the far west side of Roswell.

You get the things that can be difficult to find in newer neighborhoods: huge lots, no HOA, and quality construction.

For me, the screened porch, flat backyard, and extra detached garage building make this property especially appealing. There is room to spread out, entertain, work on projects, or simply enjoy having some privacy.

It feels like classic Roswell living, and that’s why it earned My Favorite this week.

Most Desirable: 735 Lake Charles Way, Roswell, GA 30075

List Price: $895,000

This completely updated, all-brick ranch is located in Land O Lakes, just a short distance from the restaurants, shops, and activity of Canton Street in Historic Roswell.

Renovated in 2023, the home offers an open-concept floor plan with three bedrooms on the main level, along with spacious living and dining areas and a kitchen overlooking the great room and private backyard.

Downstairs, the finished terrace level adds two more bedrooms, a full bathroom, den with fireplace, exterior entrance, potential kitchenette or storage area, and a large workshop.

The combination of a level lot, substantial finished space, brick construction, updated interiors, and proximity to Historic Roswell gives this property broad appeal.

Why I Chose It

This one is especially interesting to me because I sold this home when it initially came on the market out of an estate.

I knew the house before these owners completed their updates, so it is fun to see what they have done with it.

They’ve added some really cute, modern finishes while working with the existing character of the home. The updates feel current and should translate well to what many of today’s Roswell buyers are looking for.

Combine those improvements with the location and the existing all-brick ranch construction, and I think it’s easy to understand why this is my Most Desirable pick this week.

Low Price Deal: 229 Holly Creek Way, Woodstock, GA 30188

List Price: $329,900

Okay, this one requires some vision!

This three-bedroom, two-bath home sits on one acre on a quiet Woodstock street and offers convenient access to I-575 and Downtown Woodstock.

There are some great starting points, including a large front porch, stone fireplace, rear deck overlooking the backyard, two-car garage, basement, and workshop space.

But there is no getting around it—this home needs work.

For the right buyer or investor, though, that can also be exactly what makes a property interesting.

Why I Chose It

Eek! This one is definitely an investor special.

But at $329,900, you’re starting with a blank slate where you can create what you want rather than paying a premium for someone else’s renovation choices.

I also like that it is super close to Downtown Woodstock, sits on an acre, and has a basement. Those are meaningful features to start with when considering a renovation.

You’ll need to bring your imagination—and probably your contractor—but there could be an opportunity here for the right buyer.
