If you’re thinking about buying a home, you’ve probably heard the rule: You need 20% down.
The good news? That’s not necessarily true.
For many home buyers, especially first time home buyers, there are mortgage and down payment options that may allow you to purchase a home with less than 20% down.
A 20% down payment can be a significant amount of money.
For example, on a $500,000 home, 20% would be $100,000. That’s a substantial amount of cash that many buyers may not want to put toward a down payment, particularly if they also need funds for closing costs, moving expenses, repairs, furnishings, and maintaining an emergency fund.
Depending on your circumstances, there may be loan programs that allow for a lower down payment.
The important thing is understanding which options you qualify for and what the long-term costs may be.
If you’re a first time home buyer in North Atlanta, don’t assume that homeownership is out of reach simply because you don’t have 20% saved.
A knowledgeable lender can walk you through different financing options and explain things like:
Your best option will depend on your individual financial situation, credit profile, income, and the type of property you’re purchasing.
One of my biggest recommendations for buyers is to talk with a lender before you start seriously shopping for a home.
The right lender can do much more than simply tell you how much you qualify to borrow.
They can help you understand your options and determine how different down payment amounts could affect your monthly payment and overall purchase.
That conversation can really shape your entire home buying experience.
As a real estate advisor serving Roswell, Alpharetta, Woodstock, Milton, and North Atlanta, I have several trusted lenders I’m happy to recommend.
If you’ve been waiting to buy because you thought you needed 20% down, it may be worth having a conversation with a lender.
It may be easier than you think.
I’m happy to help you connect with trusted professionals who can answer your questions and help you take the next step toward homeownership.
