Listings of the Week: The Best Homes for Sale in Roswell and Canton, GA

Angela Medley October 23, 2026

Discover this week's most expensive, my favorite, most desirable, and best low-price home in North Atlanta.

The North Atlanta real estate market continues to offer an incredible variety of homes, from expansive luxury estates in Canton to traditional family homes and properties with exciting renovation potential in Roswell.

As a Global Real Estate Advisor with Atlanta Fine Homes Sotheby's International Realty, I spend my days studying the market, touring homes, and helping buyers and sellers recognize what makes a property truly special.

Every week, I select four homes that stand out to me, not simply because of their listing prices or beautiful photographs, but because of their location, architecture, neighborhood appeal, lifestyle, and potential long-term value.

This week's Listings of the Week feature an extraordinary gated estate in Canton, my own beautiful listing near Historic Roswell, a move-in-ready home in a desirable South Roswell neighborhood, and a lower-priced property with exciting possibilities.

Let's take a closer look at what makes each one worth watching!

Most Expensive: 310 Trinity Overlook, Canton, GA 30115

Listed Price: $3,495,000

An Exceptional Luxury Estate in Cherokee County's Horse Country

Nestled within Trinity Creek, an intimate gated community of custom estates in Canton, 310 Trinity Overlook is an impressive example of luxury living in North Atlanta.

Designed by architect Tim Bryan, this custom residence offers more than 10,000 square feet of living space on just over four acres spread across three separate parcels.

With adjoining residential lots on either side and greenspace behind the property, this estate offers a remarkable level of privacy while remaining convenient to Milton, Alpharetta, and Canton.

The home features five bedrooms, each with an ensuite bathroom, including primary suites on both the main and upper levels. Detailed millwork, elegant archways, coffered ceilings, and beautifully proportioned rooms create a sophisticated yet welcoming atmosphere.

The gourmet kitchen is designed for serious cooking and entertaining, featuring a Wolf range with double ovens, custom Cherrywood cabinetry, a spacious island, and a separate scullery.

Outdoor amenities are equally impressive, including a PebbleTec saltwater pool, expansive terrace, screened grilling porch with fireplace, and additional gathering areas.

The finished terrace level offers a private theater, recreation room, and gym, while a four-car garage and separate workshop provide exceptional functionality.

Why I Chose It

What immediately caught my attention about 310 Trinity Overlook is how beautifully decorated and thoughtfully designed this home is.

I love a home where the interior finishes complement the architecture, and this property does that beautifully. The attention to detail creates a sophisticated atmosphere that makes the home feel both grand and inviting.

But the location is another reason this estate made my list.

Trinity Creek is a highly desirable gated neighborhood in Canton, near the Milton line. This part of Cherokee County is particularly appealing to buyers seeking luxury homes with privacy, larger lots, and beautiful surroundings while maintaining access to Milton and Alpharetta.

For buyers considering luxury real estate in Canton, this home offers an impressive combination of design, acreage, privacy, and neighborhood appeal.

My Favorite: 115 Amberly Place, Roswell, GA 30075

Listed Price: $1,450,000

A Beautiful Brick Home Near Historic Canton Street — Proudly Listed by Angela Medley

This week's favorite is especially exciting because 115 Amberly Place is my own listing!

Located in Pine Hurst, an intimate neighborhood of just 29 homes, this elegant four-sided brick residence offers the timeless architecture, generous living spaces, and exceptional location that make Historic Roswell real estate so desirable.

Situated less than one mile from Canton Street and within walking distance of Roswell Area Park, this home delivers a wonderful combination of neighborhood charm and everyday convenience.

Inside, the welcoming foyer is flanked by a formal dining room and a dedicated office, creating a traditional and functional layout.

The heart of the home is the spacious two-story great room, featuring coffered ceilings, abundant natural light, and an open connection to the kitchen and breakfast area.

A main-level guest suite with a private bathroom provides an ideal arrangement for visiting family or friends.

Upstairs, the primary suite is a true private retreat, complete with a fireplace, comfortable sitting area, spacious bathroom, and expansive closet space.

Additional bedrooms provide flexibility for family members and guests.

The finished terrace level offers another full floor of living space, including a recreation or media room, workout room, office, full bathroom, and kitchenette.

Outside, the level, fenced backyard offers space for entertaining, recreation, and even the possibility of a future swimming pool.

Why I Chose It

This home speaks all the love languages!

Of course, I'm especially excited about this one because it's my listing, but there are so many reasons I love this property.

First, it offers three fully finished levels, giving homeowners incredible flexibility for entertaining, working from home, hosting guests, or simply spreading out.

I also love that the backyard is level, fenced, and accessible directly from the main living level. That is such a wonderful feature for everyday living, particularly for buyers who want convenient indoor-outdoor access.

And then there's the location!

Being able to walk to Roswell Area Park and local schools is a tremendous lifestyle advantage. For parents who spend their afternoons driving children to school and activities, having those destinations nearby can make daily routines so much easier.

The upstairs primary suite is another favorite feature of mine. With its own fireplace, sitting area, and expansive closets, it truly feels like a retreat within the home.

Add in a main-level guest suite, a dedicated office, and proximity to Historic Canton Street, and this home checks so many boxes.

I love homes that combine traditional architecture with a floor plan that works for modern living, and 115 Amberly Place does exactly that.

Most Desirable: 1060 Ashley Manor Drive, Roswell, GA 30075

Listed Price: $985,000

Updated Living, Privacy, and Convenience in South Roswell

Located in the desirable Ashley Manor neighborhood, 1060 Ashley Manor Drive offers a compelling combination of location, updated interiors, and outdoor living.

Situated on nearly an acre, this beautifully maintained home enjoys wooded views and exceptional privacy while remaining convenient to Historic Roswell, East Cobb, and the Chattahoochee River.

The main level features hardwood floors and an impressive two-story family room with a wall of windows that fills the living space with natural light.

The kitchen includes granite countertops, stainless steel appliances, a center island, and a walk-in pantry.

Upstairs, the spacious primary suite features a renovated bathroom with a large walk-in shower, dual vanities, and custom-organized closets.

Three additional bedrooms provide comfortable accommodations for family members or guests.

One of the home's most appealing features is its outdoor living space.

A newly added two-level deck includes a beautiful screened porch with vaulted tongue-and-groove ceilings and Trex decking. Below, a paved patio and fire-pit area create additional opportunities to enjoy the wooded surroundings.

The unfinished daylight basement also provides excellent potential for future living space.

Why I Chose It

Location, neighborhood age, updates, and price point are the big reasons this home made my Most Desirable list.

I particularly like the location on the south end of Roswell. For buyers who commute toward Atlanta or need convenient access to East Cobb and surrounding employment centers, this location can be especially attractive.

Another important factor is the neighborhood itself.

Roswell has many wonderful established neighborhoods built in the 1970s, but not every buyer wants an older home. Ashley Manor offers a newer neighborhood setting that can appeal to buyers looking for a different generation of construction.

I also appreciate that this property has already received many of the updates buyers want, including improvements to the primary bathroom and outdoor living spaces.

And perhaps most importantly, the asking price is under $1 million.

That is a meaningful price threshold in the Roswell market, particularly for buyers seeking a spacious, updated home on a private lot.

I believe the combination of location, condition, neighborhood appeal, and pricing will make this property attractive to a wide range of buyers.

Low Price Deal: 225 Willow Bush Trace, Roswell, GA 30075

Listed Price: $475,000

A Contemporary Roswell Home With Acreage and Renovation Potential

For buyers who can look beyond cosmetic details and recognize a property's possibilities, 225 Willow Bush Trace is worth a closer look.

Located on a quiet cul-de-sac, this contemporary-style residence sits on approximately 1.57 wooded acres, offering privacy and a peaceful setting just minutes from Historic Roswell and the Chattahoochee River.

The main living area features vaulted ceilings, a fireplace, and generous natural light.

The kitchen includes maple cabinetry, granite countertops, and an adjoining dining area.

A main-level primary suite adds everyday convenience, while two additional bedrooms and a full bathroom are located upstairs.

The finished basement provides even more flexibility, with an additional bedroom, full bathroom, and bonus room that could function as a home office, media room, or guest retreat.

One of the property's highlights is the screened porch overlooking the wooded backyard.

With multiple finished living areas and a substantial lot, this home offers a surprising amount of space for its asking price.

Why I Chose It

This is exactly the kind of property that gets my imagination going!

The exterior architecture is contemporary, and I realize that style may not appeal to every buyer.

But for someone with the vision and ability to reimagine the exterior, I think there could be a wonderful opportunity here.

What makes this property interesting to me is the amount of usable space and the bedroom and bathroom count relative to the price.

With four bedrooms, three full bathrooms, a finished basement, and approximately 1.57 acres, there is a lot of property here for $475,000.

I can envision a buyer making thoughtful exterior improvements that dramatically change the home's curb appeal while preserving the features that make it functional.

Of course, renovation costs, property condition, and comparable sales should always be evaluated before making an investment decision.

But for buyers who are willing to take on a project, this could be an opportunity to create a home that feels entirely their own at a relatively accessible Roswell price point.

Sometimes the best real estate opportunities are the ones that require a little imagination!

What These Four North Atlanta Homes Tell Us About the Market

One of the things I love about working in North Atlanta real estate is the variety of opportunities available within a relatively small geographic area.

This week's selections illustrate four different considerations that buyers often prioritize:

  • Luxury and privacy: 310 Trinity Overlook demonstrates the appeal of custom estate living in gated Cherokee County communities near Milton.
  • Lifestyle and walkability: 115 Amberly Place highlights the value of proximity to Historic Roswell, neighborhood parks, and local schools.
  • Convenience and move-in readiness: 1060 Ashley Manor Drive offers a compelling combination of location, updates, and a price point below $1 million.
  • Potential and flexibility: 225 Willow Bush Trace shows why buyers with renovation vision may find interesting opportunities in established Roswell neighborhoods.

Every buyer has different priorities, and the most expensive property is not necessarily the best fit.

The key is understanding how a home's location, layout, condition, neighborhood, and price align with your goals.
