Every week, I search through homes for sale across North Atlanta and select four that stand out to me: Most Expensive, My Favorite, Most Desirable, and Low Price Deal.
Price is only part of the equation. I’m also looking at location, design, lifestyle, value, and potential — including homes where I can see an opportunity to make a few changes and create something really special.
This week’s picks take us to Alpharetta, Roswell, and Canton, with homes ranging from a $2.2 million luxury estate to a $350,000 opportunity.

Price: $2,199,500
880 Crabapple Hill is a substantial custom-built luxury estate tucked away on a cul-de-sac in Alpharetta. With three finished levels, six bedrooms, beautiful traditional architecture, and an incredible eight fireplaces, this home offers plenty of space for both everyday living and entertaining.

I love the traditional finishes and the amount of house you're getting at this price point. Six bedrooms and eight fireplaces give this home a level of character and scale you simply don't see every day.
What really interests me, though, is the potential. I can look at this house and immediately imagine how beautiful it could be with some thoughtful updates. The bones and traditional architectural details are already there.
I think you could make this home an absolute beauty while potentially creating some built-in equity along the way. That's what makes 880 Crabapple Hill especially interesting to me — and my Most Expensive pick this week.
Price: $1,689,000
Located near the Milton/Roswell line in Crabapple Oaks, 12720 Etris Road combines luxury living with something many North Atlanta buyers are looking for: space and privacy.
The home sits on just over one fully fenced and gated acre with a large, flat backyard.
Inside, the open floor plan features a two-story foyer, study, soaring family room with a floor-to-ceiling fireplace, custom floating shelves, and abundant natural light.
The chef's kitchen is a standout with an oversized island, custom Bell Cabinetry, upgraded appliances, and a separate scullery/prep kitchen equipped with a prep sink and second gas range and oven.
The primary suite features wood-beam accents and a spa-inspired bath with a walk-through shower, dual shower heads, rain shower, and soaking tub. Custom trim, plantation shutters, interesting lighting, and thoughtful storage details add personality throughout the home.

I love the clean farmhouse style of this home.
It has the warmth and simplicity I like about farmhouse design, but the finishes aren't completely predictable. There are some added modern touches throughout the house that make the design more interesting and give it a fresh feel.
And then there's that big, flat backyard.
Having more than an acre with this much usable outdoor space gives a buyer so many possibilities — a pool, outdoor entertaining area, gardens, space for kids to play, or simply a beautiful open yard.
The combination of the farmhouse style, modern design details, privacy, and backyard makes 12720 Etris Road My Favorite this week.
Price: $650,000
1215 Lake Crest Terrace is a two-story Roswell home set on a large wooded lot with a combination of existing updates and future potential.
The renovated kitchen features stone countertops, a tile backsplash, updated cabinetry, and stainless steel appliances. Refinished hardwood floors run throughout the interior, while a classic brick fireplace anchors the main living room.
The primary suite includes a walk-in closet and private bathroom, with additional bedrooms upstairs providing flexible living space.
One of the nicest features is the screened porch overlooking the wooded backyard — a great extension of the home's everyday living space.
There's also a generous lower level offering workshop or storage possibilities and an attached two-car garage.
For me, this one starts with location, location, location.
It's a cute house in a great Roswell location, and I think it hits a sweet spot for a buyer who doesn't necessarily want to take on a major renovation immediately.
You could move in and enjoy the home as it is today, then fix it up and make improvements over time as your budget and priorities allow.
I love homes like this because you don't have to pay for someone else's idea of the perfect renovation. You can live in the house, learn what you love about it, and gradually make it your own.
Great location + move-in ready + room to improve makes Lake Crest Terrace my Most Desirable pick of the week.
Price: $350,000
At $350,000, 540 Cherokee Overlook Court offers three bedrooms, two-and-a-half baths, and some features that are especially appealing at this price point.
The primary suite is conveniently located on the main level and includes a walk-in closet. The family room features high ceilings and a beautiful stone fireplace, while the kitchen opens toward the living area.
Upstairs are two additional bedrooms, a full bathroom, and an unfinished bonus room offering an opportunity to create additional usable space.
The home is also conveniently located near I-575 and Northside Hospital Cherokee.
It's back on the market — and that can mean a new opportunity for the next buyer.
At this price point, I think there's a lot to work with here.
Would I update a few things? Yes! But that's also why I chose it.
With some thoughtful cosmetic updates and a little vision, I think this could become a really great home. Instead of paying a premium for a house where someone else has already made all the design decisions, a buyer has an opportunity to put their own personality into this one.
At $350,000, the combination of price, potential, and another chance for a buyer to grab it makes 540 Cherokee Overlook Court my Low Price Deal this week.
