Listings of the Week: Luxury Milton Estate, Desirable Roswell Neighborhoods & Hidden Real Estate Opportunities

Angela Medley October 16, 2026

Every week, I review homes for sale throughout North Atlanta to identify properties that stand out for different reasons. Sometimes it's exceptional architecture. Other times, it's an established neighborhood, an opportunity to renovate, or a location I believe has significant long-term potential.

This week's selections take us through Milton and Roswell, Georgia, with four properties ranging from $675,000 to $5.4 million.

What makes these homes interesting isn't necessarily their price tags. It's what they offer beyond the listing description.

Here are my Listings of the Week and the reasons each one caught my attention.

Most Expensive: 10235 Cedar Ridge Drive, Milton, GA 30004

Listed at $5,400,000

A Designer Luxury Estate in Gated Mayfair Estates

Situated on 1.99 private acres in Milton's gated Mayfair Estates, this extraordinary 10,456-square-foot residence offers architectural sophistication, exceptional craftsmanship, and resort-style living.

Built by OBIE Award-winning Perry Custom Homes, this seven-bedroom estate features three beautifully finished levels, with seven ensuite bedrooms and multiple spaces designed for entertaining and everyday living.

The impressive interior includes French oak hardwood floors, custom millwork, Kingdom Works cabinetry, and designer lighting. The gourmet kitchen showcases Taj Mahal quartzite countertops, Wolf and Sub-Zero appliances, and a generous center island.

A separate baking kitchen and service pantry provide additional functionality for entertaining.

The main-level owner's suite offers a spa-inspired bathroom and an expansive custom dressing room. Additional highlights include multiple laundry rooms, a theater, billiards room, fitness space, and a preplanned elevator shaft.

Outside, a saltwater pool, spa, covered veranda, outdoor kitchen, and expansive landscaped grounds create an atmosphere reminiscent of a private resort.

Why I Chose It

What immediately caught my attention was the architectural design.

I love the way the east and west wings flank the central portion of the home. This creates a beautiful sense of balance and symmetry while giving the residence an impressive estate-style presence.

The privacy of the nearly two-acre lot is another standout feature. The property feels secluded, yet it is located within an established gated community.

And then there are the exterior design choices.

I particularly appreciate the muted colors and soft tones incorporated into the stone façade. Rather than relying on dramatic contrasts, the designer has created a sophisticated, timeless appearance that complements the home's architecture.

For me, luxury is about more than expensive finishes. It's about thoughtful design, proportion, and how a home feels.

This property delivers all three.

My Favorite: 420 Clubfield Drive, Roswell, GA 30075

Listed at $750,000

A Home Full of Potential in Roswell's Wexford Neighborhood

Located in the popular Wexford community, 420 Clubfield Drive offers four bedrooms, three full bathrooms, one half bathroom, and a spacious layout with a main-level owner's suite.

The two-story foyer opens into a dramatic great room filled with natural light. Additional living spaces include a separate vaulted living room, formal dining area, and a spacious kitchen with a center island and breakfast area.

Outside, mature landscaping provides a peaceful and private setting. Two decks offer opportunities for outdoor entertaining, while additional outbuildings provide space for storage, hobbies, or creative uses.

Residents of Wexford enjoy neighborhood amenities including a clubhouse, swimming pool, tennis facilities, playground, and lake.

Why I Chose It

I love a home with a main-level primary suite and a floor plan that provides much of the convenience of ranch-style living. Add a beautiful yard and an active neighborhood, and you've already captured my attention.

But what makes this home especially interesting to me is its location.

Wexford is conveniently located near Sweet Apple Village, one of Roswell's established shopping, dining, and office destinations.

Sweet Apple Village reportedly sold for approximately $20 million with occupancy around 97%. That kind of commercial investment is something I pay attention to when evaluating residential real estate.

Why?

Because successful commercial centers can be indicators of strong neighborhood demand, attractive demographics, and continued interest in an area.

Of course, a commercial transaction doesn't guarantee residential appreciation, but it certainly makes me want to look more closely.

And then there's the house itself.

Personally, I would love to redesign the exterior and update the interior. I see an opportunity to take a well-located home with a functional layout and give it an entirely new personality.

I love a creative project, especially when the underlying property offers a great yard, a strong neighborhood, and a location I believe in.

This is exactly the kind of home that gets my imagination going!

Most Desirable: 365 Devereux Downs, Roswell, GA 30075

Listed at $860,000

Traditional Architecture in an Established Roswell Swim and Tennis Community

365 Devereux Downs offers four bedrooms, three full bathrooms, one half bathroom, a dedicated office, and a primary suite on the main level.

One of the property's most appealing features is its spacious, level backyard.

A covered deck provides a comfortable outdoor living area overlooking the yard, creating opportunities for entertaining, gardening, or relaxing with family and friends.

The home has been owned by the same owner for approximately 30 years and offers an opportunity for buyers to update and personalize the interior.

The Devereux Downs neighborhood features sidewalks, a swimming pool, tennis and pickleball courts, and an active community atmosphere.

Residents also enjoy convenient access to Historic Canton Street, Roswell Area Park, and the Chattahoochee River.

Why I Chose It

Location and neighborhood design are two major reasons this home earns my Most Desirable selection.

Devereux Downs is conveniently located within walking distance of nearby public and private high schools, making it appealing to buyers who value proximity to educational facilities.

But I also love the neighborhood itself.

This is an active community with swimming, tennis, pickleball, and neighborhood traditions that encourage residents to connect.

Equally important is the architecture.

The homes throughout Devereux Downs feature traditional designs and established neighborhood aesthetics.

Traditional architecture has broad appeal because it offers familiar layouts, classic exteriors, and design elements that work with a variety of decorating styles.

That versatility can help attract a wider range of prospective buyers.

While some buyers are drawn to contemporary architecture or highly customized designs, traditional homes often provide a more flexible canvas.

I also appreciate the opportunity to update this particular home while retaining its classic character.

For buyers seeking a desirable Roswell neighborhood with amenities, traditional architecture, and convenient access to schools, Devereux Downs deserves attention.

Low Price Deal: 1095 Tuxedo Drive, Roswell, GA 30075

Listed at $675,000

An All-Brick Ranch Near Historic Downtown Roswell

Located approximately 1.5 miles from Canton Street, 1095 Tuxedo Drive offers a combination of location, land, and flexibility.

This three-bedroom all-brick ranch sits on nearly an acre with no homeowners association.

The home features hardwood flooring, an open kitchen and living area, a brick fireplace, updated bathrooms, and a 300-square-foot sunroom overlooking the backyard.

The expansive fenced yard provides room for outdoor entertaining, gardening, or potential future improvements, subject to applicable requirements.

Additional features include a large rear deck and an oversized two-car garage.

Convenient access to GA-400, Historic Downtown Roswell, restaurants, shops, and parks makes this location particularly attractive.

Why I Chose It

I'm going to share one of my favorite Roswell real estate secrets.

This is an area I believe buyers should be watching very closely.

I love this side of Roswell because it offers convenient access to GA-400 while remaining close enough to Canton Street to enjoy the restaurants, shopping, and charm of Historic Downtown Roswell.

And unlike some of the more expensive properties immediately surrounding Canton Street, this area can offer opportunities at comparatively accessible price points.

Here's what makes it especially interesting to me.

As Roswell continues to evolve, I believe the neighborhoods surrounding its established downtown districts have meaningful potential.

We're already seeing changes and redevelopment activity in parts of the city, and I expect continued investment to influence how buyers perceive these surrounding neighborhoods.

My personal opinion?

I believe well-positioned homes in this area could experience appreciation that outpaces Roswell's overall average over the long term.

That is my market outlook, not a guarantee of future property values. Appreciation will depend on market conditions, future development, property characteristics, and buyer demand.

But when I look at the combination of proximity to Canton Street, accessibility to GA-400, lot size, and the opportunity to own an all-brick ranch without an HOA, I see a compelling combination.

And with nearly an acre of land, this home offers flexibility that can be difficult to find so close to downtown.

Sometimes the most interesting real estate opportunities aren't the most expensive homes. They're the ones in locations where you can see the potential before everyone else does.

What These Four Homes Tell Us About the Roswell and Milton Real Estate Markets

This week's selections highlight several factors I encourage buyers to consider when evaluating North Atlanta real estate.

Architectural quality matters. Homes with thoughtful design, balanced proportions, and timeless finishes can offer enduring appeal.

Neighborhoods influence desirability. Established communities with recreational amenities, attractive streetscapes, and convenient locations can appeal to a broad range of buyers.

Renovation potential creates opportunity. A home with a desirable lot, functional floor plan, and strong location may be worth considering even if its finishes need updating.

Location and surrounding investment deserve attention. Commercial activity, accessibility, and neighborhood redevelopment can provide useful context when evaluating a property's long-term potential, although no single factor guarantees appreciation.

As a Roswell resident and North Atlanta real estate advisor, I enjoy looking beyond the listing photos to evaluate what makes each property special.

Whether you're searching for a luxury estate in Milton, a traditional home in Roswell, or a property with renovation potential, understanding the neighborhood is just as important as understanding the house.
