Every week, I look through the North Atlanta real estate market and choose four homes that stand out to me for very different reasons: the Most Expensive, My Favorite, Most Desirable and my Low Price Deal.
Sometimes it’s the location. Sometimes it’s the design, acreage or neighborhood. And sometimes I simply spot a property where I think buyers are getting a lot for their money.
This week takes us from a $5.85 million equestrian estate on one of Milton’s most desirable roads to a Cumming-address home on more than an acre for under $400,000.
Here’s what caught my attention—and why each home earned its category.
If you know Milton real estate, you know that Wood Road is special.
This completely renovated European-inspired estate offers approximately 8,000 square feet of living space on five acres. The five-bedroom home has undergone an extensive down-to-the-studs renovation, resulting in sophisticated interiors with European oak hardwoods, exposed beams, designer lighting and a stunning chef’s kitchen with custom natural oak cabinetry and professional-grade appliances.
The finished terrace level adds a home theater, wine cellar, gym and art studio.
For equestrian buyers, however, the property becomes even more impressive. It includes a substantial 10-stall barn, barn keeper’s quarters, new fencing and a full-size dressage arena.
Five acres on Wood Road is a wonderful combination in itself. Wood Road is one of the most desirable roads in Milton, and adding a 10-stall barn and full-size dressage arena makes this property particularly special.
For someone looking for a true luxury equestrian property in Milton, this one certainly deserves attention.
This one is my personal favorite this week.
Set on three beautifully landscaped acres, this nearly new modern farmhouse combines privacy with designer finishes and resort-style amenities.
The interiors feature hardwood floors, beamed ceilings, custom millwork and a gorgeous chef’s kitchen with an oversized island, JennAir appliances and a separate scullery. A 16-foot sliding glass door connects the living space to an incredible covered outdoor area with a fireplace, grilling kitchen, heaters and retractable screens overlooking the heated saltwater pool and spa.
There’s also a home theater, multiple bedroom suites and a detached climate-controlled garage/barn offering additional space for vehicles, boats, hobbies or equipment.
I love this pocket of Canton. Cherokee County is such a sweet place to live, and the lower property taxes can be another attractive benefit for buyers.
But what really gets me here is the combination of the three-acre lot and the designer finishes. You get space, privacy and a beautifully finished home without having to wait for new construction.
That combination makes 400 Lower Union Hill Road my favorite of the week.
For my Most Desirable pick, we’re heading to one of Roswell’s fabulous gated communities: Lakeside at Ansley.
Situated on approximately 1.1 acres on a quiet cul-de-sac, this home offers three finished levels with plenty of room for everyday living and entertaining.
The great room features a cathedral ceiling with exposed beams, while the kitchen opens to a fireside keeping room. The finished terrace level takes entertaining even further with a custom bar, game room, theater, flex spaces and additional accommodations.
Outside, there’s a private resort-style pool with a Baja ledge, elevated spa and waterfall feature, plus an outdoor kitchen with a grill and pizza oven.
For me, the neighborhood is a huge part of the appeal.
Lakeside at Ansley is a fabulous Roswell community with a staffed security gate and an impressive collection of neighborhood amenities. Residents enjoy a beautiful clubhouse, swimming pool, tennis courts and plenty of opportunities for an active lifestyle.
Combine that neighborhood setting with more than an acre, a private pool and a spacious home, and I can see why this property would appeal to so many Roswell buyers.
That makes 240 Pembrook Place my Most Desirable home this week.
This week’s Low Price Deal is an interesting one because of both its price and location.
295 Perkins Circle has a Cumming address but is actually located in Cherokee County. The three-bedroom, two-bath ranch sits on 1.15 private acres in the Freehome community and has no HOA.
Inside, there’s an open-concept kitchen and living area, while the primary suite includes a large walk-in closet, fireplace, Jacuzzi tub and separate shower.
And then there’s the bonus: a full unfinished basement with a drive-under garage.
It’s hard to overlook the numbers here.
You’re getting a three-bedroom, two-bath home on more than an acre, in Cherokee County, with a full basement—all for $395,000.
The unfinished basement also gives a future owner room to create additional living space, a workshop, gym or simply have a tremendous amount of storage.
For buyers prioritizing acreage, flexibility and price, I think this one offers a lot to consider.

That’s what I love about looking at the North Atlanta real estate market each week. The “best” house isn’t always the biggest or most expensive.
One buyer may want five acres and an equestrian lifestyle in Milton. Another may fall in love with a designer farmhouse on acreage in Cherokee County. A Roswell buyer may put the neighborhood and amenities at the top of the list, while someone else may see the potential in an under-$400,000 home with acreage and a basement.
