Listings of the Week: Luxury Homes and Best Real Estate Finds in Canton, Roswell & Woodstock

This week’s Listings of the Week takes us through Canton, Roswell, and Woodstock, with four homes that could not be more different.

From a newer luxury estate on more than 20 acres in Canton to an innovative energy-efficient home near Canton Street, one of Roswell’s most desirable established neighborhoods, and a Woodstock fixer-upper that has me thinking about the possibilities, there is a lot to talk about this week.

Here are my picks for Most Expensive, My Favorite, Most Desirable, and Low Price Deal in the North Atlanta real estate market.

Most Expensive: 715 Lawson Drive, Canton, GA 30115

List Price: $3,300,000

If you’re searching for a luxury estate with acreage in Cherokee County, 715 Lawson Drive immediately stands out.

Built in 2021, this custom residence sits on more than 20 acres of usable land while still offering convenient access to Downtown Canton, Hickory Flat, Milton, Alpharetta, Canton Marketplace, Northside Hospital Cherokee, and major commuter routes.

The approximately 8,304 total-square-foot residence was designed with both luxury and everyday living in mind. Floor-to-ceiling Pella windows and oversized glass doors bring in abundant natural light and take advantage of the property’s beautiful views.

The chef’s kitchen features Wolf and Sub-Zero appliances, custom cabinetry, and designer finishes, while three fireplaces, custom built-ins, a Control4 smart-home system, motorized Lutron shades, multiple laundry areas, fitness space, safe room, and expansive garage add to the home's functionality.

Outside is where this Canton estate becomes something truly special. A heated pool and spa, outdoor chef’s kitchen, pool bath, private pond, walking trails, and recreation areas create a resort-like setting without ever leaving home.

The acreage also provides flexibility for the future, with work already completed toward creating potential additional homesites.

Why I Chose It

There is a sweet spot of Canton that so many people are flocking to, and this property is right in it.

You get the privacy and lower-density lifestyle that attracts people to Cherokee County while still being convenient to the places people want to go throughout North Atlanta.

But what really got my attention? Newer construction AND more than 20 acres.

That is a combination you simply don't see every day. For someone looking for a large private estate, multigenerational possibilities, or simply room to spread out, 715 Lawson Drive offers a very interesting opportunity.

My Favorite: 105 Weatherford Place, Roswell, GA 30075

List Price: $1,150,000

This week's favorite has a story behind it.

105 Weatherford Place is located in a private enclave of only eight homes in Historic Roswell, surrounded by tree-lined streets, protected natural areas, and a neighborhood gazebo and park.

The home itself is LEED Platinum Certified and was designed with sustainability and energy efficiency at the forefront.

Inside, architectural details give the home tremendous character. Barrel-vaulted, cathedral, and coffered ceilings are complemented by wainscoting, beadboard, solid wood doors, custom cabinetry, built-ins, plantation shutters, and solid hickory hardwood flooring.

The updated kitchen opens naturally into the main living and dining areas, while a main-level bedroom with a Murphy bed provides flexibility for guests or a home office.

Upstairs, the primary suite has its own coffee bar and fireplace, while the terrace level offers a game room, wet bar, home theater, sauna, bedroom, and full bath.

The home also incorporates numerous energy-efficient features, including solar energy, efficient HVAC, insulation, windows, lighting, appliances, and water heating.

And then there is the location: Canton Street, Roswell Area Park, restaurants, shops, trails, and community events are all nearby.

Why I Chose It

I have always loved the concept behind Weatherford Place.

The local architects who developed this community live in Roswell, and they approached it with new building methods and energy efficiency in mind. Today, conversations about net-zero and highly energy-efficient homes are much more common. When this community was developed, those ideas were far more innovative.

I love seeing a neighborhood that was thinking ahead.

I also love the protected wildlife and natural areas incorporated into the property. It gives the community a sense of place that feels particularly fitting for Roswell.

And then you add one of my favorite features: walkability to Canton Street.

Sustainable design, nature, architectural character, and Historic Roswell living? This one was an easy choice for My Favorite this week.

Most Desirable: 935 Water Grove Court, Roswell, GA 30075

List Price: $895,000

Sometimes I have to explain why I think a home will appeal to a large pool of buyers.

And sometimes I can simply say: Edenwilde.

935 Water Grove Court sits on a quiet cul-de-sac in one of Roswell’s most recognized swim and tennis communities.

The brick home offers three finished levels, beginning with a two-story foyer and an open main level. A fireside keeping room with custom built-ins connects to the remodeled kitchen, which features quartz countertops, a large breakfast bar, and sunny dining space.

A bedroom and full bath on the main floor provide flexibility for guests or an office.

Upstairs is the primary suite plus three additional bedrooms and two baths, while the finished terrace level adds a full bathroom, office or workout area, and additional entertaining space.

The private, level backyard is another major plus.

Edenwilde residents also have access to an impressive collection of neighborhood amenities, including a junior Olympic pool, swim team, lighted tennis and pickleball courts, clubhouse, basketball court, playground, and fishing lake.

The community is convenient to Crabapple, Downtown Roswell, Alpharetta, and Milton, along with area public and private schools.

Why I Chose It

Edenwilde neighborhood — need I say more?

There is a reason buyers consistently pay attention when homes become available here.

You have the neighborhood amenities people want, an established community, a great Roswell location, and in this case, a home with a floor plan and backyard that should appeal to many buyers.

For me, Most Desirable isn't necessarily about being the biggest, newest, or most expensive home. It is about identifying the property that has the combination of features and location that I think will catch buyers' attention.

935 Water Grove Court checks a lot of those boxes.

Low Price Deal: 911 Andover Court, Woodstock, GA 30188

List Price: $309,000

Okay, this one requires a little imagination — but that is exactly why I chose it.

911 Andover Court is a four-bedroom fixer-upper in East Woodstock where renovation work was started by the previous owner but not completed.

For some buyers, that immediately takes it off the list.

For the right buyer? That's where things get interesting.

Instead of paying for someone else's renovation choices, a buyer willing to take on the work has the opportunity to finish the property according to their own taste and potentially create equity in the process.

The listing notes that two homes on Andover Court sold for more than $500,000 in 2026. Of course, every property, renovation, and resale is different, so those sales don't guarantee a particular future value. But they do make the surrounding neighborhood worth examining when evaluating this home's potential.

Why I Chose It

I might buy this one!

This is exactly the kind of low-price opportunity that gets my wheels turning.

At $309,000, you're getting into an established Woodstock location at a price point that leaves room to think creatively. Yes, it needs work. This is definitely not the house for someone looking for perfectly finished and move-in ready.

But if you're willing to take on a renovation, this could be such a fun property to transform.

For investors, renovators, or buyers who aren't afraid of some sweat equity, this is the kind of listing I think is worth a second look.
