If you’ve ever searched for your home’s value online, you’ve probably seen an estimate from Zillow, Realtor.com, or another real estate website.
These tools are convenient, but can you actually use that number to determine what your home is worth?
Not necessarily.
As a real estate advisor, I do look at online home estimates. But I don’t use them as the final answer when determining the market value of a property.
Online valuation tools use algorithms and available property and market data to generate an estimated value. They can be useful for getting a general sense of the market and understanding what consumers may see when they search for a property online.
But there’s an important distinction:
An online estimate is not the same thing as a professional pricing analysis.
A computer algorithm doesn’t walk through your home. It doesn’t see the quality of your renovations, notice how well your home has been maintained, understand the nuances of your neighborhood, or know which features will matter most to the buyers currently shopping in your market.
That’s where local expertise becomes important.
Yes.
And there’s a very specific reason why.
Buyers are looking at them.
Even if an online estimate isn’t an accurate representation of your home’s true market value, it can influence a buyer’s perception of what the property should be worth.
That matters.
When I’m preparing a home for sale, I want to understand the complete picture. That includes the actual market data as well as the way potential buyers may perceive the price.
Pricing a home correctly requires more than plugging an address into an online calculator.
I look at several factors, including:
The goal isn’t simply to find a number.
The goal is to develop a pricing strategy that reflects the market and positions the home to attract the right buyers.
An online estimate can give you a starting point.
It cannot replace the experience and market knowledge that goes into determining how a home should actually be positioned for sale.
And pricing matters.
Price too high, and you may miss buyers who would otherwise be interested. Price too low, and you could leave money on the table. The right strategy considers both the property itself and the market in which you are selling.
That’s why I don’t ignore online estimates, but I also don’t rely on them.
I use them as one piece of the puzzle.
